Most software for Airbnb hosts is built for property management companies running dozens of listings — full of features a host with one or two units will never touch, priced and tiered accordingly. Coho starts from the opposite end: what does a host with a handful of listings actually need, and how little time should that take to learn?
That question came from actually hosting, not from a market report. The tools that already existed either assumed a portfolio of units and a team to manage them, or bolted “host features” onto software built for something else entirely. What was missing was something built for the host doing everything themselves — checking the calendar, answering the 11pm Wi-Fi question, writing the listing description once and hoping it still holds up.
So Coho is small, focused tools, each one usable in a minute or less, with no dashboard to configure and no settings to dig through first. The Guest Welcome Book came first because it solves the single most repetitive part of hosting — answering the same questions over and over — with something a guest can use without installing anything. The Listing Health Check came next because a listing that undersells the place quietly costs more than any amount of good hosting can make up for, and most hosts have no easy way to know what's actually wrong with theirs.
It's also why there's one price instead of a tier chart. A host comparing feature matrices to figure out which plan they need isn't saving time — they're doing homework. One subscription includes every tool Coho has, and every tool it adds later, whether you have one listing or five.
We don't sell or share host or guest data with anyone — it's only ever used to run the tool you're using. And every AI-generated finding in the Listing Health Check is grounded in something Coho actually looked at in your listing: no invented issues just to pad out a report.
