Question 1

Is this really free?

Accepted Answer

Yes. Copy the text or download the PDF. No email, no account.

Question 2

What's the emergency number based on?

Accepted Answer

We guess it from your approximate location and fill it in for you: some countries use one number, others split it by police, fire, and ambulance. It is an ordinary editable line like everything else here, so correct it if the property is somewhere other than where you are sitting. Always double-check it matches the property's actual location.

Question 3

Can I edit the template itself, not just add sections?

Accepted Answer

Yes. Every line is editable in place. Click any line to rewrite it, use the buttons to add a heading, paragraph, bullet, or checkbox, drag the handle to reorder, and remove anything you do not need. The copy, PDF, and Word download all reflect your edits.

Question 4

Do I have to fill in every section?

Accepted Answer

No. The core sections (Wi-Fi, check-in, check-out, house rules, contact info, emergency) cover most properties. Add parking, pets, a hot tub, or neighborhood picks only if they apply to yours, and delete anything that does not.

Question 5

What if I want this on a page my guest can open on their phone, not a text I copy-paste?

Accepted Answer

That's Coho's Guest Welcome Book — the same information, but a real page with a QR code, live nearby places, and no app or login for your guest. This free template is the copy-paste version; the tool is the live version.

The Airbnb welcome book template, ready to copy and send.

This works printed or texted. Coho turns it into a page.
