- 1Say explicitly if a permit is or isn't needed. "No permit needed" removes a guest's single biggest parking worry in four words.
- 2Mention timing restrictions specifically, street cleaning, overnight rules, anything that could get a guest towed or ticketed without warning.
- 3Send this before arrival, not something a guest discovers by circling the block.
When you need Parking instructions
Parking generates more first-hour messages than almost anything except Wi-Fi, and unlike Wi-Fi it generates them while the guest is sitting in a car blocking traffic. Vague wording is the cause. Parking available means nothing to someone who has just driven six hours and is circling a street they do not know.
It is also the thing most likely to become a review line, because a parking problem happens before the guest has any positive experience of the property to weigh it against. Getting this right costs one specific paragraph and prevents a disproportionate amount of trouble.

In the pre-arrival message, because it is needed before the guest reaches the property rather than after. Add it to your listing too if parking is restricted, paid, or genuinely unavailable, since that is information people use to decide whether to book at all, and discovering it on arrival reliably produces a bad review.

Available where, how many cars, and is it yours or first-come street parking? Every unanswered question here becomes a message while someone is double-parked.
Hiding paid parking until arrival
Cost is exactly the kind of surprise that turns into a review line. Guests accept limitations disclosed in the listing and resent identical ones discovered on the day.
No plan for when the spot is taken
Eventually it will be. Say what to do: the specific overflow street, the nearest garage with a rough price, or who to call.
Directions from only one approach
A driveway that is obvious coming from the north can be invisible from the south. Describe a landmark rather than a direction where you can.
